purchase of distressed residential properties. We lend the
purchase price, closing costs, and the cost of repairs.
Borrower down payment is determined by the value of the
property and the extent of the repairs.

Borrower Qualifications
• The Minimum Credit Score Required will be adjusted monthly
based on market refinance standards
• Appraisal, Survey, Termite and Inspection Fees of $999.00
are due upon loan submission. Loan applications will not be
reviewed or processed until payment is received.
• No Foreclosures on Credit Report
• No Bankruptcy (discharged or dismissed in the last 24
months)
• Monthly extensions may be granted at the sole discretion
of Sherman Bridge Lending, LLC. This will be based on loan
portfolio status, payment history, and inspection. Extension
fees will be applicable.
• The repair costs will be released in the form of draws as
the work is completed. The draw schedule will be agreed upon
and included in the loan documentation.
Process

pre-approved for our financing in less than 24 hours.
2. Contact us with a property you would like financed. We’ll
require a copy of the executed purchase contract and for you
to complete our final application which we will provide.
3. Pre-pay for your property appraisal, survey, termite and
repair inspection. The fee of $999.00 must be in the form of
a mailed or hand delivered check. Loan applications will not
be reviewed or processed until payment is received.
4. You will need to let your title company know we are your
lender in the transaction, schedule the closing, and order
insurance as soon as possible for a minimum term of 6
months, additional insurance requirements will be included
in loan application. |
